The premise of your article is a lie.

The typical renter does not make less than the typical rent price. On its face it's a very stupid idea in the first place, the market would reprice.

When you look at their methodology you see it's just nonsense.
Inflationary pricing is a reality. $ trending to 0 is present. Corporate buying of homes is ARRIVED and FUNDRISE. Wages are not keeping up hence your Aug 1 raises. You have old man dialup 56k logic. Homelessness surrounds us. Any apt repricing is an indicator of monetary capture.
