I understand not wanting the loan but intrest rates are so low right now it's dumb not to just take out a mortgage.

I'm taking one out now for that reason. I was going to wait a few more years but the rates will likely go up.

Im a cover driver but i still brought in 67k last year. I paid back 1500 at the end of last year with my 401k contributions at 15 percent

Cover driver or not. You should be able to to save and buy a home with 67k and a roommate.

What really amazes me and I see it all of the time. Are the people with money that build big beautiful homes then just let the home go to .

We have a neighbor two doors down doing that. The HOA is actually suing him right now.

It's not an "actual " HOA like with town homes and condos. This one maintains the gate and security guard and all the roads etc.

There are standards of appearance for homes in my subdivision. They're real strict on it.

But it does keep the property values up.

Trust me I know. I have to write out a check for $2500 for school/local property taxes next month.

Mine are about $1800/yr for a $152k assessment, hasn't been re-assessed for probably 10+ years, hopefully won't anytime soon.

Depends on what size home. I would like to buy a smaller house with a lot of land. Seems like you cant really do that where i live for any less than 200k. I have enough for a 125k home but thats not much here mainly ghetto

Rates have never been cheaper. I bought my ho in 94. A fifteen year loan at 7.75 was an excellent rate.
